You should strongly consider flood insurance if you:

  • Live in a FEMA-designated high-risk zone (Zone A or AE) — your mortgage lender likely requires it

What We Cover

NFIP Building Coverage covers your home’s structure — foundation, walls, floors, electrical and plumbing systems, built-in appliances, furnaces, and water heaters — up to $250,000 for residential properties. NFIP policies are backed by the federal government and available to any property in a participating community.

NFIP Contents Coverage covers personal belongings — furniture, clothing, electronics, and portable appliances — up to $100,000 for residential properties. Building and contents coverage are purchased separately under the NFIP, so make sure you have both.

Private Flood Insurance offers coverage beyond NFIP limits, often with broader terms and faster claims handling. Private flood carriers can insure homes above the $250,000 NFIP building cap, cover additional living expenses (which NFIP does not), and sometimes offer lower premiums for preferred-risk properties.

Excess Flood Coverage layers additional coverage above your NFIP policy limits. For homes valued above $250,000 — which is most homes in Collin County — excess flood fills the gap between your NFIP maximum and your home’s actual replacement cost.

Commercial Flood covers business property up to $500,000 for the building and $500,000 for contents under the NFIP, with higher limits available through private markets. If your business is in a flood-prone area, this is essential coverage.

NFIP vs Private Flood Insurance

Both have advantages, and we help you evaluate which is the best fit:

  • NFIP offers standardized coverage backed by the federal government, available to any property in a participating FEMA community. Premiums are set by FEMA’s Risk Rating 2.0 methodology. There is a 30-day waiting period before coverage begins (except for new purchases).
  • Private flood carriers offer higher limits, broader coverage (including additional living expenses and replacement cost on contents), and sometimes lower premiums. Private policies may take effect in as little as 10–15 days. Coverage terms vary by carrier, so we compare options carefully.

For many Collin County homeowners, the best strategy is an NFIP policy as the base with a private excess flood policy on top — ensuring coverage up to full replacement cost.
